Notice is hereby given that on Thursday, August 12, 2010, at the hour of 9:00 o'clock A.M., I will offer for sale at Public Auction, at the Commissioners Hearing Room in Warren, Ohio, the following real estate, to wit:

Situated in the Township of Bazetta, County of Trumbull, and State of Ohio: Known as being Part of Section 92 in said township and being further bounded and described as follows:
Commencing at an iron pin found at the Southeasterly corner of lands now or formerly of C. and M. Ingling and on the Northerly line of lands now or formerly of I.J. and N. Jurkovic, the grantor herein;
Thence along said Jurkovic lands South 88 degrees 38 minutes 05 seconds East a distance of 230.00 feet to an iron pin found;

Thence along said Ingling lands South 88 degrees 38 minutes 05 seconds East, passing over an iron pin found at 30.00 feet, a total distance of 500.00 feet to an iron pin found and being the True Place of Beginning of the parcel herein described;
Thence continuing along said Ingling lands North 00 degrees 57 minutes 00 seconds East a distance of 270.00 feet to an iron pin found on the Southerly line of lands now or formerly of I.J. Haak;
Thence along said Haak lands South 88 degrees 38 minutes 05 seconds East, a distance of 230.00 feet to an iron pin set at a Northwesterly corner of land now or formerly of I.J. and N. Jurkovic, the grantor herein;

Said premises to be sold as the property of GUS TAKTIKOS AKA GUS J. TAKTIKOS ET AL to satisfy judgment in favor of ACCREDITED HOME LENDERS, INC. on an order of sale issued from the Common Pleas Court of Trumbull County, Ohio, and to me directed as Sheriff of Trumbull County.
Terms of Sale:- - CASH or CERTIFIED CHECK. Ten Percent (10%) Deposit on day of sale or 100% full purchase price if less than $3,000; Balance in Thirty (30) days from date of confirmation of sale and unless paid within thirty days shall bear interest at ten percent (10%) until paid. Bids will include real property taxes & assessments due and payable as determined by ORC Section 323.47 and shall be paid directly by successful purchaser to Trumbull County Treasurer within 30 days from confirmation of sale. Failure to comply with bid process will result in contempt charges & forfeiture of entire deposit plus any damages allowable by law.
