Notice is hereby given that on Thursday, August 12, 2010, at the hour of 9:00 A.M., I will offer for sale at Public Auction at the Commissioners Hearing Room in Warren, Ohio, the following real estate, to wit:

Situated in the Village of Lordstown, County of Trumbull and State of Ohio and known as being part of Section No. 22 in the Original Lordstown Township and being further bounded and described as follows:
Commencing at the intersection of the centerline of Ernest Lyntz Road and the centerline of Palmyra Road, said point being South 43 degrees 33’ 00” West a distance of 64.79 feet from a monument found on said centerline of Palmyra Road;
Thence North 89 degrees 30’ 00” East along said centerline of Ernest Lyntz Road a distance of 421.13 feet to the Point of Beginning, said point being the Southeasterly corner of the lands of L. Jones (Instr. No. 200209110034009);
Thence North 01 degrees 12’ 30” East along said lands of Jones a distance of 360.29 feet to a 5/8” iron pin found on the Southeasterly right-of-way line of said Palmyra Road and passing over a 5/8” iron pin found at 30.01 feet;
Thence North 43 degrees 33’ 00” East along said Palmyra Road a distance of 163.31 feet to a 5/8” iron pin found at the intersection with the Southeasterly right-of-way line of the Baltimore and Ohio Railroad, said point being Northwesterly corner of the lands of R.A. Twoey (Instr. No. 200302250007391);
Thence South 01 degree 12’ 30” West along said lands of Twoey a distance of 477.73 feet to a point on said centerline of Ernest Lyntz Road, and passing over a 5/8” iron pin found at 447.72 feet;
Thence South 89 degrees 30’ 00” West along said centerline of Ernest Lyntz Road a distance of 110.05 feet to the true Point of Beginning and containing 46,091.0975 square feet or 1.0581 acres of land, more or less.

Said premises to be sold as the property of SALWA ROSS, ET AL to satisfy a judgment in favor of GEAUGA SAVINGS BANK on an order of sale issued from the Common Pleas Court of Trumbull County, Ohio and to me directed as Sheriff of said County.
Terms of Sale:- - CASH or CERTIFIED CHECK. Ten Percent (10%) Deposit on day of sale or 100% full purchase price if less than $3,000; Balance in Thirty (30) days from date of confirmation of sale and unless paid within thirty days shall bear interest at ten percent (10%) until paid. Bids will include real property taxes & assessments due and payable as determined by ORC Section 323.47 and shall be paid directly by successful purchaser to Trumbull County Treasurer within 30 days from confirmation of sale. Failure to comply with bid process will result in contempt charges & forfeiture of entire deposit plus any damages allowable by law.
