Notice is hereby given that on Thursday, August 12, 2010, at the hour of 9:00 A.M., I will offer for sale at Public Auction at the Commissioners Hearing Room in Warren, Ohio, the following real estate, to wit:

Situated in the Township of Vernon, County of Trumbull, and State of Ohio, and known as being part of Sections 21 and 26 of the Granger Tract in said township, and further bounded and described as follows:
Beginning at a point on the centerline of Bushnell Campbell Road at its intersection with the line between said Section 21 and Section 26, also being the southeast corner of land conveyed to M. and M. Draa and C. Marsh by deed 200212260049228;
Thence South 4 degrees 21' 30" West, along the centerline of said Bushnell Campbell Road, a distance of 264.00 feet to a point at the northeast corner of land conveyed to W. and K. Nickolson by deed 200301280003291;
Thence North 85 degrees 30' 25" West, along the north line of said Nicholson's land, and passing over an iron pin set at 30.00 feet, a distance of 330.00 feet to an iron pin set at an interior corner thereof;
Thence North 4 degrees 221' 30" East, along an east line of said Nicholson's land, a distance of 264.00 feet to an iron pin set on the south line of said Draa and Marsh's land;
Thence South 85 degrees 30' 25" East, along the south line of said Draa and Marsh's land, also being the line between Sections 26 and 21 and Sections 22 and 25, and passing over a 5/8" iron pin found at 300.00 feet, a distance of 330.00 feet to a point and the true place of beginning and containing therein 2.0000 acres of land (of which 0.1818 acres are within the road right-of-way) as surveyed in August, 2006 by Jerry W. Daniel, Registered Surveyor No. 6222.

Said premises to be sold as the property of JOHN HOWILER AKA JOHN A. HOWILER, ET AL to satisfy a judgment in favor of THE BANK OF NEW YORK AS TRUSTEE FOR THE CERTIFICATHOLDERS CWABS, INC. ASSET-BACKED CERTIFICATES, SERIES 2006-14 on an order of sale issued from the Common Pleas Court of Trumbull County, Ohio and to me directed as Sheriff of said County.
Terms of Sale:- - CASH or CERTIFIED CHECK. Ten Percent (10%) Deposit on day of sale or 100% full purchase price if less than $3,000; Balance in Thirty (30) days from date of confirmation of sale and unless paid within thirty days shall bear interest at ten percent (10%) until paid. Bids will include real property taxes & assessments due and payable as determined by ORC Section 323.47 and shall be paid directly by successful purchaser to Trumbull County Treasurer within 30 days from confirmation of sale. Failure to comply with bid process will result in contempt charges & forfeiture of entire deposit plus any damages allowable by law.
