Notice is hereby given that on Thursday, August 12, 2010, at the hour of 9:00 A.M., I will offer for sale at Public Auction at the Commissioners Hearing Room in Warren, Ohio, the following real estate, to wit:

Situated in the Township of Fowler, County of Trumbull, and State of Ohio:
And known as being a part of Lot Number Fifty Six (56) according to the original survey of said Fowler Township; and is bounded and further described as follows:
Beginning at a point in the center line of Ridge Road, said point being the Northeasterly corner of the Fowler Township Cemetery; thence Westerly and along the North line of said cemetery, a distance of about 170.00 feet, but to the Northeast corner of said cemetery; thence Northerly, parallel to the center line of Ridge Road, a distance of 160.00 feet, to a point; Thence Easterly, parallel to the north line of the cemetery, a distance of about 170.00 feet, but to a point in the center line of said Ridge Road; thence Southerly and along said center line, a distance of 160.00 feet, but to the place of beginning; and containing within said bounds about .624 of an acre of land, by the same more or less, but subject to all legal highways.

Situated in the County of Trumbull in the State of Ohio and in the Township of Fowler:
And known as being a part of Lot Number Fifty Six (56) according to the original survey of said Fowler Township; and is bounded and further described as follows:
Beginning at the northwest corner of a .624 of an acre parcel now owned by Garry B. Frederick and Linda Frederick and as described in a deed recorded in Volume 1093 at Page 147 of the Trumbull County Records of Deeds; thence southerly and along the west line of said .624 of an acre parcel, a distance of 160.00 feet, but to the southwest corner of said parcel; thence westerly and along the north line of the Fowler Township Cemetery, a distance of 30.00 feet, but to the northwest corner of the said cemetery; thence Northerly and parallel to the west line of said .624 of an acre parcel, a distance of 160.00 feet, to a point; thence easterly a distance of 30.00 feet, but to the place of beginning; and containing within said bounds about .110 of an acre of land, be the same more or less.
This deed carried with it an easement over other lands of Jess Rhine to the west of the above described parcel for a drainage line to provide drainage and septic tank overflow. The grantees are to share in paying the expenses of repairing the line.
The above described Tract has no frontage and is to be combined for tax purposes with the .624 of an acre tract.

Said premises to be sold as the property of GARRY B. FREDERICK, ET AL to satisfy a judgment in favor of CHASE HOME FINANCE LLC on an order of sale issued from the Common Pleas Court of Trumbull County, Ohio and to me directed as Sheriff of said County.
Terms of Sale:- - CASH or CERTIFIED CHECK. Ten Percent (10%) Deposit on day of sale or 100% full purchase price if less than $3,000; Balance in Thirty (30) days from date of confirmation of sale and unless paid within thirty days shall bear interest at ten percent (10%) until paid. Bids will include real property taxes & assessments due and payable as determined by ORC Section 323.47 and shall be paid directly by successful purchaser to Trumbull County Treasurer within 30 days from confirmation of sale. Failure to comply with bid process will result in contempt charges & forfeiture of entire deposit plus any damages allowable by law.
